Custom websites for the shops that actually run this valley — restaurants, barbers, salons, tax pros, contractors, and real estate agents. I build it first. You see it before you spend a dime. A payneless website, done in a week.

The Payneless Way
Every agency wants a deposit before you've seen anything. I flipped it — because I'm confident enough in the work to build first.
Before we've even met, I build a full preview of your website — your reviews, your services, your brand. Custom, not a template.
I send you a live link, or better — I come by the shop and show you in person. You like it, we talk. You don't, I delete it. No pressure, no invoice.
50% down, I wire up your real domain, booking or ordering, and your Google profile. 50% at launch. Live in a week — you own everything.
The Payne Promises
Everybody says "great customer service." Here's mine, in ink — hold me to it.
Text me at 650.384.3546 and you hear back the same day — before your build, during it, and after launch. No ticket queues, no account managers, no "we'll circle back." You text Payne, Payne texts back.
For a full month after launch, anything you want changed, I change free. New photos, price updates, a whole section reworked — no invoice, no nickel-and-diming. Your site should fit like it was built for you. Because it was.
Pricing — flat, no surprises
Tap a tier, stack your add-ons, and order right here. Half down to start, half at launch.
Stack these onto any build — tap to add.
Who I build for
If your customers Google you before they trust you, I build for you. Specialties:
Direct pickup ordering — stop giving delivery apps 30%.
Free booking calendar. No Squire, no Booksy, no $100/mo.
Clients book online and bring the photo — you prep before they sit.
Trust sites with intake forms — stop losing referrals to a full voicemail.
Quote requests and click-to-call for the 2AM breakdown Google search.
Before/after galleries that close $10k jobs while you sleep.
Instant estimate forms and service-area pages.
Your own brand — not just a brokerage profile. Listings, lead capture, and reviews that turn lookers into signed clients. I sell houses too, so I get it.
If you've got reviews and no website, you're leaving money on the table.
Word Around Town
“Working with Payne has been an absolute game-changer for my financial advisory practice at MassMutual. Payne’s incredible efficiency and streamlined systems completely transformed my workflow, allowing me to focus on what matters most—my clients. If you want a partner who is fast, reliable, and dedicated to helping your business scale, I cannot recommend Payne enough!”
About Payne
I wasn't handed anything. I came up in a small Texas town where your word was your credit score and nobody built your future but you. I brought that to Silicon Valley, built Payne Sold It into a real estate brand people know by name, and wrote the playbook down in my book, The Game: The 10 Golden Rules.
Payne Built It exists because I kept meeting business owners just like the people I grew up around — best product on the block, six hundred five-star reviews, and invisible on the internet while some mediocre franchise with a website eats their lunch. That's not right, and I can fix it in a week.
But the real spark? I lived the problem myself. I was paying over $3,500 a month for my own website. A year in, I ran the numbers — that site had eaten more than $40,000 of my income, and I only got to write off around $12,000 of it. So I did the math a small-town kid does: I could build a site just as dynamic — honestly, better — for less than the amount I was even allowed to write off, still deduct every dollar of the cost, and come out further ahead every single year. That's the whole reason Payne Built It exists, and it's exactly where my pricing comes from. Same quality, at a sixth of the cost. A small business owner, building for small business owners.
I'm not an agency. There's no account manager, no ticket queue. It's me, and I'll be standing in your shop with the preview on my phone.

Straight answers
Yes. That's the whole model. I build a working preview on my own dime, you look at it live. If you pass, I delete it and we're square. If you're in, it's 50% down and we go live in a week.
Not unless you want one. Starter and Legend are one-time — you own the site, the domain, and the accounts. The Payneless Plan ($99/mo) is optional, for owners who want me handling updates, Google, and reviews so they never touch a keyboard.
Straight into YOUR Stripe or Square account, wired to YOUR bank. I never touch your revenue — I just build the pipe.
Sí. Được. 可以. The Local Legend tier includes one extra language; à la carte adds more — and yes, Payne speaks Chinese himself. In East San Jose, a multilingual site isn't a bonus — it's respect for your customers.
You get 30 days of unlimited free changes after launch — that's the written guarantee. After that, updates are covered by the Payneless Plan ($99/mo) or billed as small one-off jobs. Either way, text me at 650.384.3546 and you'll hear back the same day.
If it looks like it was built in 2011 or it's a delivery-app template with your name on it, that's costing you too. Same deal: I build the upgrade first, you compare them side by side.
50% deposit locks your build slot. Balance due at launch. Monthly plan bills after launch.
