I brought that to Silicon Valley, built Payne Sold It into a real estate brand people know by name, and wrote the playbook down in my book, The Game: The 10 Golden Rules.

Payne Built It exists because I kept meeting business owners just like the people I grew up around — best product on the block, six hundred five-star reviews, and invisible on the internet while some mediocre franchise with a website eats their lunch. That's not right, and I can fix it in a week.

Do I really see the website before I pay anything?

Yes. That's the whole model. I build a working preview on my own dime, you look at it live. If you pass, I delete it and we're square. If you're in, it's 50% down and we go live in a week.

Is there a monthly fee?

Not unless you want one. Starter and Legend are one-time — you own the site, the domain, and the accounts. The Payneless Plan ($99/mo) is optional, for owners who want me handling updates, Google, and reviews so they never touch a keyboard.

Where does the money from my online orders go?

Straight into YOUR Stripe or Square account, wired to YOUR bank. I never touch your revenue — I just build the pipe.

Can you do it in Spanish, Vietnamese, or Chinese?

Sí. Được. 可以. The Local Legend tier includes one extra language; à la carte adds more — and yes, Payne speaks Chinese himself. In East San Jose, a multilingual site isn't a bonus — it's respect for your customers.

What if I want something changed after launch?

You get 30 days of unlimited free changes after launch — that's the written guarantee. After that, updates are covered by the Payneless Plan ($99/mo) or billed as small one-off jobs. Either way, text me at 650.384.3646 and you'll hear back the same day.

What if I already have a website?

If it looks like it was built in 2011 or it's a delivery-app template with your name on it, that's costing you too. Same deal: I build the upgrade first, you compare them side by side.
